Selling a house with foundation problems

Foundation movement is common in San Antonio's clay soils, and buyers' inspectors look for it. Here's how sellers usually handle it.

Disclosure

Texas sellers of most single-family homes must give buyers a Seller's Disclosure Notice. It asks about known defects, including foundation problems and previous foundation repairs. Talk with your real estate agent or an attorney about exactly what to disclose. Hiding a known problem can create legal trouble later.

Your main options

  • Repair before listing. Get the foundation evaluated and repaired, and hand buyers the paperwork: the engineer's report, the permit, before-and-after elevation readings and a transferable warranty. A documented repair with a transferable warranty can reassure buyers.
  • Sell as-is with a price adjustment. Get an evaluation and estimate so you know the real cost, then price the home or negotiate a credit accordingly.
  • Sell to an investor. This is usually the fastest option, and usually the lowest price.

Get an independent evaluation first

A structural engineer's report tells you whether the foundation actually needs repair, and how much. That's useful whichever way you go, because buyers and their inspectors will ask.

If you repair, make the warranty transferable
