Why San Antonio foundations move
Much of the San Antonio area sits on expansive clay soil. Clay swells when it gets wet and shrinks as it dries, so long droughts followed by heavy rain can push and drop a foundation unevenly. A few things make it worse:
- Uneven moisture. One side of the house stays wet from a bad gutter while the other dries out.
- Large trees close to the house. Roots pull moisture from the soil under the slab, especially in summer.
- Plumbing leaks under the slab. Water can soften or swell the soil from below.
- Poor grading. Water should run away from the foundation, not toward it.
